3 Royal Waterfront Suites has established the following policies and procedures for your safety and convenience while at the inn.
TO RESERVE A ROOM
•We accept most credit cards.
• All reservations require a $150 deposit
•The deposit is immediately charged when making the reservation, the balance is due upon check-in.
TO CANCEL RESERVATION
Please contact your innkeeper directly by calling 401-323-3290 or by replying to your confirmation email. A cancellation email will be issued by the innkeeper.
•The deposit is fully refundable up to seven (7) days prior to your arrival date. •Cancellations made after the seven (7) days prior to your arrival will result in forfeiting the deposit.
No pets are allowed in the rooms or on the grounds of 3 Royal Waterfront Suites. There are accommodations available for pets at Four Paws Resort (www.4pawsne.com)
Unfortunately, we do not have accommodations for children under twelve years old.
We are restricted by state law to double occupancy per suite and do not have the accommodations for additional guests in the room.
No smoking is allowed in the rooms.
Check-in time is between 3:00 PM and 12 AM. Please notify us if you will arrive after 9:00 PM.
EARLY CHECK- IS NOT POSSIBLE. Please allow us the time needed to properly clean suites between guests.

Check-out time is 11:00 AM.
A complimentary gourmet breakfast is served in your room, or on your private deck between 8:00 AM and 10:00 AM. Breakfast baskets for guest departing earlier than 8:00 will be provided.
Parking is provided for all guests. However, the 3 Royal Waterfront Suites is not responsible for damages to your vehicle or for theft of items while parked on the premises. Please keep your vehicle secured and take your valuables with you when leaving your vehicles unattended. One car per reservation is provided. For additional parking, please notify innkeeper for assistance.
EARLY DEPARTURE FEE
An administrative fee of $50 is charged if you are unable to complete your stay through the entire reservation period.
Also, please notify the innkeeper 24 hours before departure in order to avoid forfeiting the cost of one night's stay.
You are responsible for leaving the room in same condition, with normal usage, as when you arrived. The registered guest is held responsible for any and all damages found during your stay or after departure.
This property is privately owned and operated. We assume no responsibility for accidents or injuries to guests or vehicles. We will not be held responsible for loss or damage to valuables that are not secured properly.
GIFT CARDS we accept BedandBreakfast.com gift cards up to a maximum value of $250
A $20 lost key fee is assessed for each key that is not turned in at departure. We are restricted by state law to double occupancy and do not have the accommodations for additional guests in the room.
